Bella Investment Group
is a real estate investment company based in Chicago, IL.
Our primary focus is
on buying single family and multi-unit residences throughout
the city and surrounding suburbs at deeply discounted
prices, rehabbing and selling them for a profit in a quick
timeframe.
Our business model is
built on buying properties at significant enough discounts
that they can be brought up to our quality standards and
still be resold at a price that is below current market
value.
OUR PHILOSOPHY
We work from a top
down approach. Most real estate investors start with the
purchase price of a property, add in rehab and additional
expenses plus profit, and arrive at a price they need
to get out of the home. We have developed a system where we
start by determining what a home needs to be priced at in
order to make sure it sells quickly, subtract out our rehab,
acquisition, marketing and carrying costs, as well as our
profit, to arrive at a price that we need to buy at in order
to make the deal feasible.
This approach allows
us to stay out of the trap that so many investors find
themselves in, which is over paying for a home and
ultimately having to price it above what the market can
bear. This usually results in the home sitting on the
market for months and months, incurring additional carrying
costs and ultimately having to be reduced to a point where
it should have been priced at in the first place.
Our goal is always to
make sure that our homes are the FIRST to sell on the
block. We truly believe that our finished homes represent
the best values available. This goal can only be
accomplished by buying smart. We put in a tremendous amount
of time doing our due diligence on every new home and every
new neighborhood we invest in. This philosophy ensures that
we are always providing the absolute highest level of
security for our valued investors.
So how do we buy our
homes so far below market value? We have spent a great deal
of time and effort in developing marketing systems and
business relationships that bring the deals to us. We
strategically utilize Internet and traditional advertising
to directly reach out to owners and representatives of high
value, deep discount properties. In addition, we have
developed many key strategic partnerships with banks and
real estate firms to provide us with the absolute best deals
first, before they ever reach the general market.
