HOW IT WORKS

We have designed our entire private lending program to be as simple and hassle free as possible for you the investor.

Below is an outline of the steps showing how the private lending program works.

Step One: Everything starts by filling out our Investor Application which can be done online by clicking here or on any of the Get Started links on our website.  If you prefer, you can print out a copy of the application from our download page and fax it to us.  Once your application has been reviewed and approved, we will contact you to discuss everything in more detail and also to arrange a face to face meeting if you are here locally in the Chicago area.

Step Two: Once you are fully on board as a private lender, the next step is for us to locate an investment property that adheres to our strict criteria and LTV ratio requirements.  Due to our large deal flow, we will usually have a property ready to go within just a few days.  We will then present you with a detailed breakdown of the project and the funds that will be needed to cover the acquisition and renovation costs.

Step Three: Once we schedule closing on the property, we will contact you to wire the necessary funds directly to the title company approximately 48 hours prior to the closing date.  At this time, we will issue to you a note spelling out the agreed upon repayment terms and interest rate, as well as issue you the mortgage deed.

Step Four: Upon closing, we will immediately begin making all necessary improvements to the property as well as start to market the property to potential buyers.  Once the property is sold, you will receive at closing your entire principal amount back plus the interest and points as previously agreed.

At this point, we will almost always have another project ready to go for you, which means the process will start over again at step 3 above.  However, it is entirely up to you if you wish to continue investing by rolling your money over into another project.  Most of our investors, love the compounding effect of our high returns and keep their money in continual play with us!
